Free site visit and as-built measurement in Mississauga, Brampton and Toronto ($250 elsewhere in Ontario). Every fee includes two rounds of revisions and unlimited responses to municipal review comments on the original scope.
Fees exclude HST, municipal permit and application fees, land survey, structural engineering and P.Eng stamp, ESA, and conservation authority fees.

How much does a house designer cost?
Our permit sets start at $1,200 for a basement second unit, $700 for a deck, $900 for a deck + pergola, $2,200 for an addition, $2,500 for a duplex or triplex conversion, and $3,500 for a new custom home. HVAC design is from $700. What moves the price is scope — a new side entrance, enlarged egress, a walkout, or a minor variance — not your budget. See the full fee ranges. Fees exclude HST, municipal permit fees, survey and structural engineering.
Do I need a BCIN designer for a building permit?
Most residential building permits in Ontario must be prepared by a qualified BCIN designer. MS Permit Designs is an architectural BCIN designer (BCIN #511123 — Residential, Small Buildings, HVAC-House), so your drawings meet the requirement.
