We handle the permit, start to finish.
Most designers hand you drawings and leave you to deal with the city. We prepare the drawings and submit the application for you.
Steps 1–5 are handled by us. You only pay the municipality's permit fee and, where required, a land survey or structural engineer — those are billed by third parties, never marked up by us.

Fixed fees, quoted up front. No hourly surprises — the scope decides the price, not your budget.
Site measurement and as-built drawings are part of every project. Every fee includes two rounds of revisions and unlimited responses to municipal review comments on the original scope.
Fees exclude HST, municipal permit and application fees, land survey, structural engineering and P.Eng stamp, ESA, and conservation authority fees.

How much does a house designer cost?
Our permit sets start at $1,800 for a basement second unit, $1,000 for a deck, $1,400 for a deck + pergola, $2,200 for an addition ($2.50 per sq ft), $2,800 for a triplex conversion, and $3,500 for a new custom home ($2.00 per sq ft). HVAC design is from $900. What moves the price is scope — a new side entrance, enlarged egress, a walkout, or a minor variance — not your budget. See the full fee ranges. Do I need a BCIN designer for a building permit?
When you hire a designer to prepare building-permit drawings in Ontario, the designer generally needs the applicable qualification and registration unless an exemption applies. MS Permit Designs is BCIN #511123 — qualified in Residential, Small Buildings and HVAC-House.
