What are deck and canopy permit drawings?
A deck or canopy permit set shows your municipality exactly how the structure is built and where it sits on the lot. It covers the footings and framing, the connection back to the house, guards and stairs, and — for anything with a roof — how the cover carries snow load down to the ground.
The same package covers pergolas, canopies, carports, walkway covers and covered porches. The moment a structure has a solid roof it usually counts as building area, which brings lot coverage and rear-yard setback rules into play alongside the structural design.

What the Code and by-laws generally require
Whether you need a permit at all depends on the height, area and attachment, and the threshold varies by municipality. Once a permit is required, the review generally covers:
- Permit trigger — generally once the deck is attached, raised above a set height above grade, or over a set area.
- Footings — sized for the load and taken below the local frost depth.
- Framing — joist, beam and post sizes taken from the Part 9 span tables.
- Ledger attachment and lateral support where the structure is fixed to the dwelling.
- Guards where the walking surface is above the height threshold, with limits on opening size.
- Stairs — rise, run, headroom, landings and handrails.
- Snow and roof load for pergolas, canopies, carports and solid covers.
- Zoning — setbacks, lot coverage, height and the rules on encroaching into a yard.
- Conservation authority review on ravine or otherwise regulated lots.
- Spatial separation for a roofed structure close to a lot line.
