How much does a basement second unit permit cost?
Our permit drawing packages start at $1,800 for a simple unit, $2,000 where a new side entrance or enlarged egress is needed, and $2,800 for walkouts, underpinning or retroactive legalization. Fees exclude HST, municipal permit fees, survey and structural engineering. See the full fee ranges.
What ceiling height do I need for a legal basement apartment?
The Ontario Building Code sets minimum ceiling heights for a second unit, and existing basements often sit close to the line. We measure it on the site visit and tell you straight away whether the basement qualifies as-is, needs underpinning, or can use the code's allowances for existing buildings — before you spend anything on drawings.
How long does it take to get the drawings?
1–2 weeks for a permit-ready set from the site visit. Municipal review time is on top of that and varies by city. We answer every review comment on the original scope at no extra cost, so the file keeps moving.
Do I need a BCIN designer for a second unit permit?
